Our expansive search uncovered this 395 unit multi-family property and adjacent 60,000 square foot office building in suburban Phoenix. The off-market nature of the property and streamlined negotiation process enabled our client to purchase the property at a discount of $35,000 per door below the most recent comps in the immediate area.

We worked with a client, a private real estate fund seeking stabilized investments in secondary markets in the Southeast, to identify specific niche investment opportunities. Our process uncovered this property owned by an individual in Chattanooga. After creating a long-term lease with the tenants in the adjacent office building, the property was acquired by our client at an 8.5% cap rate. Subsequent conversion of the basement space into mini-storage yielded an unlevered return of 13% for our client.

The prior owner, a large institutional investor, was in the process of winding down one of their funds. The property was purchased at a 6.5 cap rate on the in-place NOI with 50% vacancy, leaving great opportunity for our client to create both immediate and long term value.

Transaction Details

IAG identified an off­-market portfolio on behalf of a private equity investor, consisting of 8 properties owned by a national hospital system. The transaction was structured as a sale-leaseback with the hospital system signing long-­term NNN leases for each building. Shortly after purchase, the client was able to sell 2 of the properties to an institutional buyer enhancing the client’s return on the remaining 6 buildings.
